We Offer the following Standard Architectural Services for Domestic Works

Initial Design / Sketch Design (Work Stage 1)

Our Sketch Design Services help you to get your project under way. We will meet with you to discuss your desires and expectations for the 

project, and to establish the design brief, taking into consideration your, accommodation needs, your design preferences and your budget. We will 

visit the site or property in question and make an appraisal of its potential. Through a series of sketches and discussions with you we will develop 

the brief into a sketch design, which meets your needs and requirements. We shall carry out a Planning Assessment of the site or property and 

advise on the need for making a planning application for the proposed project. We will advise you on the different building methods, low energy 

design options, available building materials and technologies. We shall also advise you on the need for input from specialist consultants, which 

would form the design team. Once a design has been agreed upon we shall prepare a set of computer drafted sketch drawings for your use.

Developed Design (Work Stage 2)

Following the carrying out of a Sketch Design you may wish to proceed with the project and bring it to Planning Stage. We shall take the sketch  design and further develop it, taking into consideration Building Regulations, Planning Requirements, and Health & Safety Regulations, as  appropriate. We shall further develop any low energy design requirements such as Passive House or Near Passive House Construction. At this  point other specialist consultants, forming the design team, may be involved, whose work we shall co-ordinate on your behalf and include in the  design. We shall then submit a Planning Application on your behalf, where required.

Detail Design  (Work Stage 3)

Following the Developed Design Stage or the granting of Planning Permission we can assist you in the process of making your project a reality on  site. At this stage we will develop construction general arrangement and detail drawings for the project, together with technical and quality  specifications. We shall continue to co-ordinate the design team of specialist consultants and incorporate their work into the design. We shall also  incorporate any planning requirements. We shall then prepare a Tender Package and Forms of Tender and send these to pre-approved  contractors and specialist subcontractors. We shall also advise you on the RIAI Forms of Building Contracts which shall be required. Following  this stage you will have a clear set of construction documents which will avoid confusion or miss-understandings between you and the contractor  which will enable you to establish a clear pricing for the works as documented.

Construction (Work Stage 4)

Following the return of the tenders we will prepare a tender report and assist you in the selection of a contractor. We shall then prepare a building  contract between you and the contractor. We shall guide you throughout this entire process. Following this the contractor shall commence work on  your projects. We shall attend and chair site meetings during the construction process and carry out site inspections. We shall continue to co-  ordinate the input of the design team and make modifications to the design if required. Following inspections and when appropriate we shall issue  payment certificates, the practical completion certificate, prepare the defects snag list, value the final account and issue the final certificate. This  process ensures that you get the best possible quality of construction and value for money, for your project, while eliminating the stress and  uncertainty which can occur during construction.
